5 super sensible reasons to build a new home
There are so many emotional reasons to build a new home. You’ll be the first person to live in the home, everything will be brand new when you move in, and it’s all being built just for you.
But how about sensible reasons? Well, it turns out there are plenty of those too – here are our top five.
1. Designed to suit your lifestyle?
When you build a new home, every inch of it can be customised to suit what you and your family need and want. You’ll be surprised how much a few smart design inclusions and a custom floorplan can improve your lifestyle.
Need space to relax separate from the kids? A second lounge area or rumpus room might be a good idea. How about a little extra room for kitchen prep and storage? A butler’s pantry or scullery can be added to your kitchen to provide all the room you need. Working from home more often? That’s easy – just include a home office or a flexi room.
2. Less maintenance and fewer problems
If you’ve ever lived in an older home you’ll know that they often require a fair bit of work and money to maintain. They also occasionally need major repairs such as a new roof or new foundations which can cost tens of thousands of dollars.
Well built, high quality new homes on the other hand require very little maintenance. In fact, when you move in you’ll have little more to do than start enjoying your brand new space – without worrying about fixing spouting or a leaky roof.
3. Warranties are included
The NZ Building Act requires all new homes to come with a 10-year implied warranty. This means that:
- All building work must be done properly, competently and according to the plans and specifications you approved.
- All materials must be suitable and as described in the contract.
- The building work must be carried out with reasonable care and skill.
- The home will be ready to move into at the end of the work.
- Any outcomes stated in the contract must be achieved by the builder.
What’s more, all new builds include a 12-month defect repair period, meaning if a defect is found in the building within the first year your builder is obligated to fix it. In a nutshell this means you can be confident that when you sign a contract – you’ll be getting a high quality home, without defects that’ll be ready to move into once building is complete.
4. Healthier and more comfortable
Because all new homes have to be built to meet or exceed modern building code, they’re almost always dryer, warmer, healthier and more comfortable than older existing homes.
This makes a new home a great place to live – fantastic for raising a family without worrying about the health problems damp or moldy spaces could be causing. You’ll also notice that you’re warmer in winter and cooler in summer thanks to double-glazing and insulation.
5. Modern design
It goes without saying that old homes often feature old design. Your kitchen, lounge and dining might be separate – you might have limited indoor-outdoor flow or none at all – perhaps you’ve got textured wallpaper straight out of the 70s.
When you build a new home you can design it exactly as you want, keeping modern trends in mind. That means a light-filled open plan living area that flows out into an airy garden and whatever else you may want. And the end result? A brand new home that you’ll love to live in featuring attractive modern design.
